PCS to San Antonio: the map for your orders to JBSA
You have orders to Joint Base San Antonio and somewhere between 60 and 120 days to turn them into an address. The listing sites will show you two thousand houses. About a third of them are on the wrong side of the city for your gate.
This page is the map. It sorts the four installations, shows what 2026 BAH actually buys against a real San Antonio payment, settles the rent-or-buy question for a three-year tour, and lays out the order to do things in from orders to keys. Each base links to its own page with the neighborhoods families actually choose and the issues that only matter there.
I am Jesse Lopez, broker and owner of Blue Utopia Realty, a retired Air Force Master Sergeant with 12 PCS moves of my own, and a VA Home Loan Instructor. I have helped military families land at JBSA for more than nine years, and I live on the northeast side.

Twenty-one minutes on how the three installations and Camp Bullis sit on the map, which neighborhoods work for each, what BAH really covers, and the order to do things in between orders and keys.
Start with your base, not with a listing
Joint Base San Antonio is three installations and a training site spread across a city that takes an hour to cross at 7:40 a.m. Where you report decides which third of the map you should even look at. Pick your base below and the page for it covers the neighborhoods families actually choose, the real payment against 2026 BAH, the gate and flight-path issues, and the questions to ask your sponsor.
JBSA Randolph
Northeast side. Air Education and Training Command, the 12th Flying Training Wing, the Air Force Personnel Center. Families settle along I-35: Universal City, Schertz, Cibolo, Converse, Live Oak, Selma, Garden Ridge.
JBSA Lackland
Southwest side. Basic Military Training, the 37th Training Wing, Security Forces and cyber schools, Wilford Hall. Families settle on the west side: Alamo Ranch, Westover Hills, the Potranco and Culebra corridors, Helotes.
JBSA Fort Sam Houston
Central. Brooke Army Medical Center, the Medical Education and Training Campus, Army North and Army South. Alamo Heights and the historic districts at the gate; Northwood, Terrell Heights, Windcrest, and the northeast side ten minutes out.
JBSA Camp Bullis
Far north on I-10. A training site with no town at its gate, so families pick a corridor first: the I-10 side (Leon Springs, Fair Oaks Ranch, Boerne) or the US-281 side (Stone Oak, Encino Park, Timberwood Park).
The four bases side by side
| Base | Who reports there | Where families live | The thing to check first |
|---|---|---|---|
| Randolph | AETC headquarters staff, instructor pilot training, Air Force Personnel Center | The I-35 belt northeast: Universal City, Schertz, Cibolo, Converse, Live Oak, Selma, Garden Ridge | Which gate your unit uses, and the flight-noise map for the address |
| Lackland | BMT and technical training cadre, Security Forces, cyber, Wilford Hall medical staff | The west side: Alamo Ranch, Westover Hills, Potranco and Culebra corridors, Helotes; the southwest side near the gates | Rent or buy, decided before you shop; PID and MUD notices on new construction |
| Fort Sam Houston | BAMC and METC medical staff and students, Army North and Army South | Alamo Heights, Terrell Hills, Olmos Park, and the historic districts at the gate; Northwood, Terrell Heights, Windcrest, northeast side ten minutes out | Your shift pattern, and a 1950s-house inspection |
| Camp Bullis | Field and medical training units, often splitting time with Fort Sam | I-10 side or US-281 side; Stone Oak, Shavano Park, Timberwood Park, Fair Oaks Ranch, Boerne | Which gate the unit badges through most weeks, since that picks the corridor |
JBSA is one BAH area. Orders to any of the four pay from the same table, so the money math below applies to all of them.
What 2026 BAH buys in San Antonio
BAH, the Basic Allowance for Housing, is set by pay grade, dependent status, and duty station. The 2026 with-dependents rates at JBSA are E-5 $1,869, E-6 $2,094, O-3 $2,127, and O-4 $2,307 a month (jbsanantoniohousing.com, January 2026). It was designed to cover most of a local rent. It was never a mortgage number.
A San Antonio payment has four parts: principal, interest, taxes, and insurance. Texas has no state income tax, and property tax is the trade: total rates in the area run roughly 1.9% to 2.7% of appraised value depending on the city, the school district, and whether the subdivision carries a PID or MUD, the special districts that finance a new subdivision's roads and water and ride on the tax bill for decades. Hail drives insurance; 2026 quotes on a $300,000 house ran about $2,400 to $3,600 a year.
At a 6.5% 30-year rate with the 2.15% VA funding fee financed, a 2.2% tax rate, and insurance near 1% of price, every $1,000 of price costs about $9.12 a month, and every dollar of monthly BAH covers about $110 of house. That makes the BAH-only ceiling about $205,000 for an E-5, $230,000 for an E-6, $233,000 for an O-3, and $253,000 for an O-4. Above that line, base pay carries the rest.
| Pay grade (with dependents) | 2026 JBSA BAH | Price BAH covers alone | Payment on $300,000 | Monthly gap |
|---|---|---|---|---|
| E-5 | $1,869 | about $205,000 | about $2,736 | about $867 |
| E-6 | $2,094 | about $230,000 | about $2,736 | about $642 |
| O-3 | $2,127 | about $233,000 | about $2,736 | about $609 |
| O-4 | $2,307 | about $253,000 | about $2,736 | about $429 |
Three things catch people. The lender approves well above the BAH line, because BAH counts as income and some lenders gross it up. The listing's tax estimate often leaves out the PID or MUD. And BAH resets every January and can fall; the enlisted rates dropped about 2.9% from 2025 to 2026. Build the plan on base pay plus this year's BAH, and read the tax certificate before the option period ends.
Rent or buy on this tour
Buying wins in two cases: you will likely be in San Antonio past the tour, or the payment works on base pay plus BAH alone and you would be comfortable renting the house to another military family at a rent near BAH when orders come. If neither is true, rent. A 12-month lease with the military termination clause buys you a real commute test, an August electric bill, and a look at how fast houses resell in the area you liked, before you commit roughly $30,000 of round-trip buying and selling costs.
The exit is the part people skip. Orders in year three are the normal case, and your tenant will usually be a military family drawing from the same BAH table, so rent anchors near BAH. A house bought well above the BAH line loses money every month it is rented. If your exit is renting, buy closer to the line. If it is selling, budget the selling costs against appreciation nobody can promise.
From orders to keys: the timeline
- 120 days out. Pull the current BAH for your grade and dependency status. Request your Certificate of Eligibility, the VA document a lender needs. Get pre-approved by a VA-experienced lender, and decide your own ceiling from base pay plus BAH, not from the letter.
- 90 days out. Ask your sponsor which gate the unit uses and, for Camp Bullis and Fort Sam, how many weeks a year the unit spends at the other installation. Pick the base page above and shortlist three areas inside it.
- 75 days out. Book the 15-minute call. We map your report date against a buying timeline, run your BAH against the real payment in the areas you shortlisted, and set the exit plan.
- 60 days out. Drive the shortlist at 7:40 a.m., in person or on video with me. Pull the flight-noise map for any address near Randolph or Lackland. Quote insurance on a real address.
- 45 days out. Write the offer. In Texas the option period, a short paid window to inspect and walk away, is where you read the tax certificate, the PID or MUD notice, the survey, and the inspection, and negotiate repairs.
- 30 days out. Close from your current duty station if needed, with a power of attorney or remote online notarization. Set up CPS Energy and SAWS. File the homestead exemption with the appraisal district after closing.
Questions families with JBSA orders ask me
Is JBSA one BAH rate or several?
One. Lackland, Randolph, Fort Sam Houston, and Camp Bullis all pay from the same JBSA table, so your rate does not change with the base. Where you live changes the payment, not the allowance.
Which JBSA base has the cheapest housing nearby?
Older resale in the Randolph belt (Universal City, Converse, Live Oak) and on the southwest side near Lackland sits closest to the BAH lines. Alamo Heights and the historic districts near Fort Sam are the highest band in the city. Camp Bullis has no cheap option at its gate.
Can I buy a home in San Antonio before I arrive?
Yes. Most of my PCS clients close from their current duty station using video walk-throughs, an inspection I attend, and a power of attorney or remote online notarization. Start the Certificate of Eligibility and pre-approval about 120 days out, and plan one trip for the final walk-through if you can.
Should I rent first?
If you are unsure you will stay past the tour, or the payment only works with a spouse's income that has not transferred yet, yes. A year of renting at BAH is not wasted when it buys a real commute test and a look at the resale market before you commit.
What is a PID or MUD, and why do you keep mentioning them?
A Public Improvement District or Municipal Utility District paid for a new subdivision's roads, water, and amenities and collects the money back on your property tax bill for decades, often adding 0.3 to 1.0 percentage points to the rate. They cluster in new construction around every base. The seller must give you a notice, and the title company's tax certificate shows the real rate.
What about the homestead exemption?
It reduces the taxable value of your primary residence once you file it with the appraisal district after closing. It helps, but it arrives after your first-year escrow is set, so plan the payment without it and treat it as relief later.

Fifteen minutes before you commit to anything
If you are buying in San Antonio in the next 12 months, book 15 minutes on my calendar. You will leave with your report date mapped against a buying timeline, your BAH against the real payment in the areas you liked, and an exit plan if orders come early. Straight answers, no pitch. I did 23 years in the Air Force and 12 PCS moves, and nobody ran that math for me. So I run it.
Renting first? Smart in a lot of cases. Start with the rent-or-buy video above, or call 210-870-0296.
