VA Home Loans in San Antonio: How the Benefit Really Works Here

The VA home loan is the best-known military benefit and the most misunderstood one, by buyers and by the listing agents on the other side of the table. Most of what goes wrong with a VA purchase in San Antonio is not the VA's rule. It is a lender's extra rule, a seller's old belief, or a buyer who never checked the Lender's Handbook.

This page is the plain version I teach: who qualifies, what the loan does and does not do, what it costs in 2026, how the Texas pieces fit (property tax exemptions, the Veterans Land Board, the termite inspection), and the myths you will hear from sellers. It is written for a family with JBSA orders and 90 days, and for a veteran who has lived here for years and never used the benefit.

I am Jesse Lopez, broker and owner of Blue Utopia Realty, a retired Air Force Master Sergeant, and a certified VA Home Loan Instructor. I am not a lender and I do not recommend one by name on this page. I teach the rules so you can hold any lender to them.

What the VA loan is, in one paragraph

The Department of Veterans Affairs does not lend you money. It guarantees part of a loan made by a private lender, and that guarantee is why the lender can offer no down payment, no monthly mortgage insurance, and a limit on what you can be charged in closing costs. Rates are set by the lender, not the VA. The guarantee is called your entitlement, and with full entitlement there is no VA loan limit; the lender's approval of your income and credit sets the ceiling.

Who is eligible

Eligibility comes from service, and the VA confirms it with a Certificate of Eligibility (COE). In general terms, you qualify with 90 continuous days of active service during wartime, 181 days during peacetime, six years in the Guard or Reserve (or 90 days of active-duty orders under Title 10), or as the surviving spouse of a veteran who died in service or from a service-connected disability. Discharge conditions matter. The VA's own page has the full table, and a lender can usually pull the COE in minutes.

What it costs in 2026

There is one VA-specific cost: the funding fee, a one-time charge paid at closing or rolled into the loan. It depends on your down payment and whether you have used the benefit before. Veterans receiving VA disability compensation, Purple Heart recipients on active duty, and eligible surviving spouses are exempt.

Source: VA funding fee and closing costs. On a $300,000 first-use purchase with nothing down, the fee is $6,450, usually financed, and that is the number behind the "2.15% financed" line in the payment tables on my base pages. If you were exempt and paid the fee anyway, the VA refunds it; ask.

Everything else is the ordinary cost of buying a house in Texas: the appraisal, the title policy, prepaid taxes and insurance, and the option fee and earnest money the Texas contract uses. The VA caps the lender's origination charge at 1% of the loan and bars some junk fees, and a seller can pay up to 4% of the price in concessions on top of normal closing costs. My guide to the upfront costs of buying in San Antonio walks the full list.

What a San Antonio payment looks like against BAH

The 2026 with-dependents BAH at JBSA is E-5 $1,869, E-6 $2,094, O-3 $2,127, and O-4 $2,307 a month (jbsanantoniohousing.com, January 2026). At a 6.5% 30-year rate with the 2.15% funding fee financed, a 2.2% property tax rate, and insurance near 1% of price, every $1,000 of price costs about $9.12 a month. A $300,000 house is about $2,736 a month, so BAH alone covers roughly $205,000 to $253,000 of house depending on grade, and base pay carries the rest. The full table and the rent-or-buy logic are on the PCS to San Antonio page.

The lender's letter is not your ceiling. BAH counts as income, some lenders gross it up because it is not taxed, and there is no VA maximum debt-to-income ratio, only a residual-income test. That is why the pre-approval often comes back well above what is comfortable on a three-year tour. Decide your own number from base pay plus this year's BAH, then ask for a letter at that number.

The Texas pieces

Property tax exemptions for disabled veterans

Texas has no state income tax, so property tax is the big line, and the state cuts it for rated veterans. A VA rating of 10% to 29% removes $5,000 from the taxable value of your home, 30% to 49% removes $7,500, 50% to 69% removes $10,000, and 70% or more removes $12,000. A 100% rating or individual unemployability removes the property tax on your homestead entirely, and the surviving spouse keeps it. You file with the appraisal district, not the VA.

The Texas Veterans Land Board

Texas runs its own veteran home loan program through the Veterans Land Board, and it can be combined with a VA loan. The VLB posts its rate weekly and offers a further rate reduction for veterans with a VA rating of 30% or more. It is worth a comparison on every Texas purchase; ask your lender whether they participate.

The termite inspection

The VA requires a wood-destroying insect inspection on most Texas purchases because the state is in the VA's termite zone. Since 2022 the veteran is allowed to pay for it, so it is no longer a reason for a seller to object to a VA offer.

The VA appraisal and Minimum Property Requirements

A VA appraiser checks value and checks that the house is safe, sound, and sanitary: a roof with life left, a working heating system, no exposed wiring, no peeling paint on a pre-1978 house, water and sewer that work. These are reasonable standards, and an inspector you hire will catch the same things first. In San Antonio the items that come up most are roofs after a hail year, foundation movement in clay soil, and older cast-iron drains. Find them in the option period, before the appraiser does.

The myths sellers and buyers still believe

The mythThe rule
"You can only use the VA loan once."It is reusable for life. Entitlement is restored when the prior loan is paid off, and many veterans have enough remaining entitlement to buy again while still owning the first house.
"VA loans take longer to close."A VA loan closes on the same calendar as any financed purchase when the lender does VA loans regularly. Thirty to forty-five days is normal in San Antonio.
"The VA appraisal will kill the deal."The appraisal protects the buyer from overpaying and the seller from a loan that fails later. The Tidewater process gives the agent a chance to supply comparable sales before a low value is final.
"The seller has to pay the buyer's closing costs."No. The VA limits what the veteran can be charged by the lender; it does not force the seller to pay anything. Concessions are negotiated like any other offer.
"You need a 620 credit score."The VA sets no minimum score. Individual lenders add their own minimum, called an overlay. If one lender says no, another may say yes under the same VA rules.
"You cannot buy new construction or a condo."You can. New construction needs the builder's warranty paperwork, and a condo needs to be on the VA's approved list or get approved.
"It is only for first-time buyers or for a first home."It is for a primary residence, first house or fifth. You must intend to occupy it, usually within 60 days of closing, with allowances for deployment and PCS timing.
"A VA loan means no down payment is allowed."You can put money down to lower the payment or the funding fee. Most of my clients keep their cash and buy with nothing down; that is a choice, not a rule.
"A spouse's income cannot be used."A co-borrowing spouse's income counts. A non-spouse co-borrower who is not a veteran changes the guarantee and usually requires a down payment.

When a listing agent tells you one of these, the answer is "show me that in the VA Lender's Handbook." I will send the chapter.

A VA purchase in San Antonio, start to finish

  1. 120 days out. Pull your COE. Get pre-approved with a lender who closes VA loans every month, and ask them two questions: what is your credit overlay, and do you participate in the Texas Veterans Land Board program.
  2. 90 days out. Set your own ceiling from base pay plus BAH. Shortlist areas on the base page for your orders: Randolph, Lackland, Fort Sam Houston, or Camp Bullis.
  3. Writing the offer. We write a VA offer that sellers accept: a real earnest money deposit, a reasonable option period, the termite inspection handled, and a clear closing date tied to your report date.
  4. The option period. Inspection, the tax certificate, the PID or MUD notice, the HOA documents, and the survey. This is where San Antonio deals are won.
  5. Appraisal and underwriting. The VA appraisal is ordered through the VA portal; the lender clears conditions. Deployments and PCS travel are handled with a power of attorney or remote notarization.
  6. Closing. Sign, fund, keys. File the homestead exemption with the appraisal district after you move in, and the disabled veteran exemption if you have a rating.

The free VA Home Loan class

I teach a one-hour VA home loan class for veterans, service members, and families with JBSA orders. Virtual first, no lender pitch, no sales. The same four modules every time: planning the move, pre-approval with the right lender and the right questions, buying a house you can sell or rent on a three-year tour, and the myths above with the rulebook open. Bring your orders and your questions.

Ask About the Next Class

Questions I get in every class

Can I use the VA loan while I am still on active duty?

Yes, once you meet the service minimum. Most of my active-duty buyers close with orders in hand and move in on arrival.

Can I buy before I arrive in San Antonio?

Yes. Video walk-throughs, an inspection I attend, and a power of attorney or remote online notarization let most PCS families close from their current station. Occupancy rules allow for PCS timing.

Can I rent the house out later and buy another with VA?

Often, yes. Your remaining entitlement and the lender's income rules decide it. The Military Sellers page covers how entitlement is restored and when renting beats selling.

What if I have a bankruptcy or a foreclosure in my past?

The VA has waiting periods, commonly two years after a Chapter 7 or a foreclosure, and lenders may add their own. Talk to a VA-experienced lender early; the answer is usually a date, not a no.

Does the VA loan work for a duplex or fourplex?

Yes, up to four units, if you live in one. Rental income from the other units can sometimes count toward qualifying. My house-hack video covers the San Antonio version.
