Current Population
JBSA Randolph
You have orders to Randolph, a report date, and a map that shows twenty suburbs within thirty minutes of the gate. The map is lying to you about the thirty minutes.
Randolph sits inside Universal City on the northeast side, where I-35 and Loop 1604 meet. It is home to Air Education and Training Command headquarters, the 12th Flying Training Wing, and the Air Force Personnel Center. The families who report here settle into a belt of towns along I-35: Universal City, Schertz, Cibolo, Converse, Live Oak, Selma, and Garden Ridge. I live on this side of town, and most of the homes I sell are in it.
This page covers what the listing sites do not: how long the drive to the gate takes at 7:40 a.m., what 2026 BAH actually buys against a real San Antonio payment, where the flight path and the MUD taxes are, and which areas fit a three-year tour versus a forever home.
How to buy a home near Randolph, in 30 minutes
The full walk-through for Randolph orders: the belt of towns along I-35, what each one costs by the month, the flight-noise map, the MUD and PID line items in new construction, and the order to do things in between orders and keys. Watch this before you book a single showing.
Where Randolph families actually live
Every area below is one I have shown, sold, or driven at the report hour. Drive times to the gate are my own 7:40 a.m. weekday tests, not a map app at noon; ask me for the current numbers for any area below, and I will add them to this page as I re-run them.
| Area | What you get | School district | Tax and dues watch-outs | Fits |
|---|---|---|---|---|
| Universal City | The gate town. 1970s to 2000s resale, smaller lots, the shortest drive on the list. | Schertz-Cibolo-Universal City ISD; some Judson ISD | City tax; older systems (roof, HVAC, plumbing age) are the real cost line | Short tours, buyers who want the drive near zero |
| Schertz | Established suburb north of the base with 1990s to 2010s stock and some new phases. | Schertz-Cibolo-Universal City ISD | City tax; check for a PID on newer sections | Three-year tours that may turn into longer stays |
| Cibolo | The new-construction capital of the belt. Larger new homes, master-planned sections, amenities. | Schertz-Cibolo-Universal City ISD | MUD and PID sections are common on new phases and often missing from the listing's tax line; I-35 construction on the commute | Buyers who want new and can carry a payment above BAH |
| Converse | The most attainable prices in the belt. Mostly 1990s to 2010s resale. | Judson ISD; some East Central ISD | City tax; resale competition is heavy, so condition drives price | Enlisted budgets, first purchases, rental exits |
| Live Oak | Small city between Randolph and Loop 1604, 1970s to 1990s homes, mature trees. | Judson ISD | City tax; age-of-home items on inspection | Buyers who want established over new |
| Selma | Small, mostly newer, wedged along I-35 near the Forum shopping area. | Schertz-Cibolo-Universal City ISD; some Judson ISD | City tax; HOA on most sections | Short drives with newer stock |
| Garden Ridge | Larger lots, hill-country edge, higher price band, quieter roads. | Comal ISD | Some wells and septic; smaller resale pool | Officer budgets and long stays |
| New Braunfels | Its own city up I-35. Fast growth, river town, bigger yards for the money. | Comal ISD; New Braunfels ISD | Its own taxing entities; I-35 is the only road in | Families choosing town life over a short drive |
| Stone Oak | Far north, off US-281. Deep resale inventory, higher band. Works when a spouse works the Medical Center or Fort Sam. | North East ISD | Higher prices; 1604 and 281 congestion both ways | Dual commutes, longer stays |
| La Vernia and Adkins | Acreage southeast in Wilson County. | La Vernia ISD; East Central ISD | Wells and septic; agricultural valuations on larger tracts; little city tax | Buyers who want land and accept the drive |
School districts are listed so you can look up assigned campuses on each district's boundary map. Assignments change with new construction, so confirm the campus for the exact address before you go under contract.
What 2026 BAH buys near Randolph
BAH, the Basic Allowance for Housing, is set by pay grade, dependent status, and duty station. JBSA is one BAH area, so Randolph, Lackland, Fort Sam Houston, and Camp Bullis all pay from the same table. The 2026 with-dependents rates at JBSA are E-5 $1,869, E-6 $2,094, O-3 $2,127, and O-4 $2,307 a month (jbsanantoniohousing.com, January 2026).
A San Antonio payment has four parts: principal, interest, taxes, and insurance. The tax line is what surprises people from other states. Total rates in the Randolph belt run roughly 1.9% to 2.7% of appraised value depending on the city, the school district, and whether the section carries a MUD or PID.
Here is the rule of thumb I use at a 2.2% tax rate and a 6.5% 30-year rate: every dollar of monthly BAH covers about $110 of house price. That makes the BAH-only ceiling about $205,000 for an E-5, $230,000 for an E-6, $233,000 for an O-3, and $253,000 for an O-4. Everything above that line comes out of base pay.
| Pay grade (with dependents) | 2026 JBSA BAH | Price BAH covers alone | Payment on a $260,000 resale | Monthly gap |
|---|---|---|---|---|
| E-5 | $1,869 | about $205,000 | about $2,372 | about $503 |
| E-6 | $2,094 | about $230,000 | about $2,372 | about $278 |
| O-3 | $2,127 | about $233,000 | about $2,372 | about $245 |
| O-4 | $2,307 | about $253,000 | about $2,372 | about $65 |
The $260,000 example is a typical Universal City, Converse, or Live Oak resale on a VA loan with nothing down, the 2.15% first-use funding fee financed in, 6.5% over 30 years, a 2.2% tax rate, and insurance near 1% of price. The funding fee is waived with a qualifying VA disability rating, and a VA loan carries no monthly mortgage insurance.
Cibolo new construction usually prices above every line in that table, and the builder's advertised payment often assumes the builder's lender and a temporary rate buydown that expires. Add a MUD at 0.3 to 1.0 percentage points and a $340,000 new build can run $3,100 to $3,300 a month. That is a fine house. It is not a BAH purchase, and it should be bought as a base-pay decision with your eyes open.
Two more things to know. The lender will approve you well above the BAH line because BAH counts as income and some lenders gross it up. And BAH resets every January and can go down; the enlisted rates fell about 2.9% from 2025 to 2026. Plan on base pay plus BAH alone, with this year's number.
Five things that only matter at Randolph
1. The flight path is a line on a map. Find it before you fall for a kitchen.
The 12th Flying Training Wing flies training sorties most weekdays, and the noise reaches parts of Universal City, Schertz, Converse, and Live Oak. The base publishes noise contours in its Air Installations Compatible Use Zones study. Pull up the map, then stand in the backyard of any house you like at a time aircraft are flying.
2. Which gate does your unit use?
Randolph has more than one gate, and the one your unit badges through changes which side of the base you want to live on. Ask your sponsor before you shortlist anything. A house that is 12 minutes from one gate can be 25 from the other at 7:40 a.m.
3. I-35 is under construction, and it is your only fast road.
The I-35 corridor from Loop 410 through Schertz has had lanes shifting for years. Every area in the belt north of the base depends on it. That is why I measure drive times at the report hour instead of trusting a map app, and why Cibolo and New Braunfels cost more minutes than the mileage suggests.
4. New construction in Cibolo comes with a MUD or PID more often than not.
A Municipal Utility District or Public Improvement District finances a subdivision's roads and water and adds to your tax bill for decades. The seller must give you a notice, and the title company's tax certificate shows the real rate. Read both before the option period ends. On a $340,000 house, a one-point MUD is about $283 a month that the listing's tax estimate may have left out.
5. The belt crosses three counties and six school districts.
Bexar, Guadalupe, and Comal counties meet here, so two houses a mile apart can answer to different appraisal districts, different total tax rates, and different school district boundary maps. Confirm the county, the taxing units, and the assigned campuses for the exact address, not the subdivision name.
One more that is not a warning: if a spouse works at Fort Sam Houston or the Medical Center, Converse, Live Oak, and the Loop 1604 side of Schertz keep both drives reasonable. Cibolo and New Braunfels make the second commute long.
Questions families with Randolph orders ask me
Where do most military families live near JBSA Randolph?
Along the I-35 belt northeast of the base: Universal City, Schertz, Cibolo, Converse, Live Oak, Selma, and Garden Ridge. Universal City and Live Oak have the shortest drives; Cibolo has the most new construction; Converse has the most attainable prices. Families with a second commute to Fort Sam Houston lean toward Converse and Live Oak.
How long is the drive to the Randolph gate at 7:40 a.m.?
It depends on which gate your unit uses and whether you cross I-35. My measured drive times for each area are in the table above. A map app at noon understates the morning drive from Cibolo and New Braunfels by a wide margin.
Does 2026 BAH cover a mortgage near Randolph?
At the 2026 with-dependents rates, BAH alone covers roughly $205,000 of house for an E-5 and $253,000 for an O-4 at today's rates and a 2.2% tax rate. Older resale in Universal City, Converse, and Live Oak lands close to that line. Cibolo new construction sits above it. The rest comes from base pay, so decide that gap before you decide the house.
Should I rent or buy on a three-year tour at Randolph?
Buy if you will likely stay in San Antonio past the tour, if the payment works on base pay plus BAH alone, and if you would be comfortable renting the house to another military family at a rent near BAH when orders come. Rent if any of those is a no. A year of renting is not wasted money when it buys a real commute test and a look at the August electric bill.
Is flight noise a problem near Randolph?
In parts of Universal City, Schertz, Converse, and Live Oak, yes, on training days. The base publishes noise contours. Check the map for the specific address, then visit the house while aircraft are flying. Sellers must disclose what they know, but the map is faster.
What is a MUD, and why does Cibolo have so many?
A Municipal Utility District is a taxing district that paid for a subdivision's water, sewer, and roads and collects the money back on your property tax bill for decades. Developers use them to build new sections quickly, which is why they cluster in Cibolo's newer phases. The seller must give you a MUD notice, and the tax certificate shows the real rate.
Can I buy a home near Randolph before I arrive?
Yes. Many of my Randolph clients close from their current duty station using video walk-throughs, an inspection I attend, and a power of attorney or remote online notarization for closing. Start with the Certificate of Eligibility and a pre-approval about 120 days out, and plan one trip for the final walk-through if you can.
Which school district will my kids attend?
The belt is split among Schertz-Cibolo-Universal City ISD, Judson ISD, East Central ISD, and Comal ISD, and boundaries shift as new sections open. Each district publishes a boundary map. Confirm the assigned campuses for the exact address before you contract, and do not rely on the subdivision name.

Fifteen minutes before you commit to anything
If you are buying near Randolph in the next 12 months, book 15 minutes on my calendar. You will leave with your report date mapped against a buying timeline, your BAH against the real payment in the areas you liked, and an exit plan if orders come early. Straight answers, no pitch. I did 23 years in the Air Force, and nobody ran that math for me. So I run it.
Renting first? Smart in a lot of cases. Start with the rent-or-buy video above, or call 210-870-0296.
